WhatsApp HarryIs an EICR a legal requirement for landlords?
Yes, for most private landlords in England. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 say the electrics must be inspected and tested at least every five years by a qualified and competent person.
How often does a landlord need an EICR?
At least every five years, or sooner if the last report says so.
Who do I give the EICR to?
Existing tenants within 28 days of the inspection, new tenants before they move in, prospective tenants within 28 days if they ask, and the council within 7 days if they ask. Keep a copy for the next inspector.
What happens if the EICR is unsatisfactory?
Any C1, C2 or FI items must be fixed or investigated within 28 days, or sooner if the report says so. You then give written confirmation of the work to your tenant and the council within 28 days of it being done.
What happens if a landlord does not have an EICR?
The council can serve a notice and can fine landlords who break the rules, up to £30,000. They can also arrange the work themselves and recover the cost.
