Landlords
Every 5 years in England

Step 1 of 4

Who is the EICR for?

The test is the same. Landlords in England need one at least every 5 years and must give tenants a copy.

Step 2 of 4

How big is the property?

More rooms means more circuits and more points to test.

Step 3 of 4

How many fuse boards?

Most homes have one. A garage or extension can have its own.

Step 4 of 4

When was it last rewired?

A guess is fine. Older installations take longer to test and are more likely to need work.

How it works

Nothing hidden in the maths

An EICR is priced on the size of the installation, because that is what sets how long the testing takes.

  • Size of the propertyby bedrooms

£150 for up to 3 bedrooms, £180 for 4 bedrooms, £200 for 5 or more.

  • Extra fuse boardsper board

A garage or extension with its own board adds £60 per board.

  • Landlord paperworkincluded

A copy for your tenants and one ready for the council if they ask.

  • Remedial workpriced separately

Anything coded C1, C2 or FI is listed with its own price. You decide who fixes it.
